House design and building your own house is well within the capabilities of most people, but it does take considerable research, plans and concentration.

There are split level houses and those without stairs, where everything is on one level. Of course, the basement does not count.

Split-level homes used to be popular years ago. The Colonial type is more popular with new subdivisions. In New Hamsphire there are lot of such houses that are sloped, so the walkout basement is a natural design. Split levels offered that walkout as part of the design with some having attached garages off the lower portion. Colonials and Capes these days mostly offer the walkout with the garage under.

Then there are the Ranch style homes, with one level living. They offer lots of room and a full basement. Having a garage below and all bedrooms upstairs is probably not bad, but logging the groceries up can be a pain. I once saw an upside down house where kitchen, living and dining rooms were upstairs and bedrooms downstairs. And one could enter the home downstairs too!

Split levels, are usually amongst the lowest priced single family homes. Lots of people finish the 1st level into a large living room. For many families, it's a way to get out of condo living and into a single family. In a raised ranch style home, in which one has to climb a full flight of stairs to get to the main level, you can avoid the moisture/seepage problems forever in areas that have a higher water table. 

Then you might love the Victorian and Colonial style homes. You can get such home plans and you can build a brand new one without the headaches of restoration plus cost.

Some new home aspirants want to know about basements. Does that space count toward the total living area of the house, even if the basement is finished?

To answer that, if the basement is finished with all the utilities available, it can be considered in the square footage of living space. It depends on the law of that state.
